Location, Location, Location!
Yes, location is important, you can’t change your view, right?

Choosing a lot to build your new home is an important decision, don’t you think? Building in a sub-division was ideal for us and preferably in a cul-de-sac. I liked that kids can ride their bikes on the driveway and go out into the circle, and play with others in connecting yards. I like to wave hello to my neighbors while getting mail, That's the suburban life for me!
Back to choosing your lot. Lots in a cul-de-sac are typically pie shaped. Plus, if you choose a sloping piece of land, it usually allows you to build a walk-out basement or maybe a partial walk out. Building a basement is relatively inexpensive and cheaper square footage. The only draw back there is usually a slope on the sides of the house, which are a bit steep to mow, but boy does it make an awesome hill for sledding when we get snow! So be creative with landscaping to help with the steep slope. My DH always joked with builder that he wanted the three subterranean levels for the price of what they charge for a basement!
Back in the day, how you positioned your house in relation to the sun was always a consideration. It helped with ventilation, heating and cooling your home. In more recent times and especially in the sea of suburbia, houses are just grouped together and choosing which direction they are laid out, isn't usually an option. However, if you are building on your own land and not in a Home Owners Association, you might have that option. It's worth considering and looking more into.
Best of luck to you if you are looking at looking at property and thinking of building a home.
Next posting will be about meeting with the builder.
